M&E Asset Surveyor - Heathrow Airport
We are currently seeking an experienced M&E Asset Surveyor to join a specialist building consultancy team supporting a major asset management programme at Heathrow Airport.
This is an exciting opportunity for a technically competent mechanical and electrical professional to play a key role in surveying, inspecting and assessing a diverse portfolio of critical infrastructure and building services assets within one of the UK's busiest and most complex operational environments.
The successful candidate will be responsible for undertaking detailed asset condition surveys, collecting and validating asset data, assessing lifecycle requirements and supporting long-term capital investment planning across a wide range of mechanical and electrical systems.
In addition to this Heathrow-based opportunity, there are further opportunities available nationwide, offering excellent career progression and the chance to work across a variety of high-profile commercial, public sector, infrastructure and transportation projects throughout the UK.
The Role
As M&E Asset Surveyor, you will conduct comprehensive surveys of mechanical and electrical assets including HVAC systems, boilers, chillers, pumps, generators, LV distribution equipment, lighting systems, BMS controls, fire alarms and other critical building services infrastructure.
You will assess asset condition, remaining life expectancy, maintenance requirements and replacement priorities, ensuring all information is accurately recorded within asset management systems. Working closely with project teams, engineers and stakeholders, you will support the development of lifecycle plans, planned maintenance strategies and capital expenditure programmes.
The role requires the production of detailed survey reports, asset registers and condition assessments, ensuring asset data remains accurate, compliant and aligned with industry best practice.
You will collaborate with facilities management, engineering and property teams to identify operational risks, support compliance requirements and improve the overall performance and reliability of building services assets.
About You
The successful candidate will have previous experience undertaking M&E asset surveys, condition surveys, lifecycle assessments or building services inspections within commercial, public sector, aviation, healthcare, education or large-scale infrastructure environments.
You will possess a strong understanding of mechanical and electrical building services systems and be confident interpreting technical documentation, maintenance records and asset information.
A recognised qualification in Building Services Engineering, Mechanical Engineering, Electrical Engineering, Facilities Management or a related discipline would be highly advantageous. Experience of asset management systems, CAFM platforms and lifecycle planning software would also be beneficial.
Excellent report writing, communication and organisational skills are essential, together with the ability to work independently and manage survey programmes across multiple buildings and operational environments.
