Freelance (Senior) Construction Manager – Industrial & Special Construction (LPH 8 | Food / Pharma)

Project overview

Project: Renovation and new construction in an active industrial operation

Responsibilities

• Operational site management on-site: Holistic monitoring of construction site operations and coordination of trade interfaces (civil engineering, structural work, finishing, MEP, and fire protection systems, commissioning).
• Consistently digital workflow: Setting up, structuring, and daily management of the cross-functional, digital construction diary, as well as digitally supported defect, photo monitoring, and task tracking (we operate on the principle of a paperless construction site, e.g., via Capmo).
• Technical ad-hoc troubleshooting: Quick, pragmatic, and solution-oriented clarification of structural and technical interface conflicts directly on-site.
• Quality & execution control: Monitoring execution quality according to execution plans, VOB/C, and specific structural requirements for sensitive production environments (high sealing, hygiene, and cleaning requirements).
• Claim & interface verification: Technical and calculation-based verification of change order proposals, delay notices, work reports, and measurements from subcontractors.
• Site meetings & safety briefings: Preparation and leadership of weekly site meetings with the executing companies, as well as comprehensive execution and documentation of regular hazard and safety briefings (site regulations, PPE).

• Successfully completed degree (Civil Engineering, Architecture) or further training as a state-certified construction technician / master craftsman with extensive site experience.
• Several years of practical experience in construction management / site supervision (LPH 8) in demanding industrial, commercial, or plant construction – ideally experience with construction projects for the food, chemical, or pharmaceutical industries or environments with high quality, hygiene, or cleanroom requirements.
• Routine handling of digital construction site tools and enthusiasm for paperless documentation processes on tablet/smartphone.
• Fluent knowledge of VOB/B and VOB/C, as well as assertiveness in dealing with subcontractors and change order claims.
• Time flexibility and guaranteed on-site availability in the Straubing area (3 to 5 days per week).
