Freelance Site Manager – Interior Fit-out Coworking Center Aachen

Project overview

Project Goal:

As the general contractor, we are responsible for the renovation and modernization (interior fit-out) of two office units (approx. 1,100 m²) for an international coworking operator in Aachen. We are seeking an experienced, freelance site manager to control construction progress, coordinate trades, and provide regular and reliable updates to project management. The following trades are involved in the project: drywall, electrical, plumbing (kitchen connection), painting, flooring, signage, and carpentry/furniture.

Responsibilities

• On-site site management and supervision: Control of execution against construction plans and specifications (quality, dimensions, surfaces, materials)
• Monitoring material deliveries: Schedule control, incoming goods inspection, reconciliation with delivery notes and specifications, reporting delays
• Maintenance and updating of the construction schedule (planned vs. actual comparison) and early reporting of schedule risks
• Coordination of trades and interfaces on-site (e.g., drywall, electrical, plumbing) and briefing of tradespeople
• Acceptance of rough installations before wall closure, including photo documentation
• Recording: Construction site log or daily report at each appointment with photos, and weekly status report to project management
• Defect management: Recording, tracking, and acceptance of defects and outstanding items
• Documentation of quantity and performance changes (preparation of change orders – no release without consultation with project management)
• Coordination with building/property management (access, deliveries, working hours, water shut-off)
• Control of site order, cleanliness, and work safety
• Preparation and support of acceptance and handover to the client

Requirements

• Several years of experience in site management for interior fit-out/drywall, ideally in office or commercial environments
• Knowledge of schedule planning, construction documentation, and defect management
• Basic understanding of MEP trades (electrical, plumbing)
• Confident use of construction plans and specifications
• Independent, structured, and reliable working method, as well as very good German language skills
• Business registration or freelance activity and professional liability insurance
• Regular on-site presence in Aachen (residence in the region is an advantage)

Project details

The project duration is approx. 4–6 months, from the end of October 2026 to the end of January/mid-February 2027, with a Christmas break. The scope is approx. 10–12 hours per week, including 2–3 on-site appointments (tendentially more frequent during the shell construction/drywall phase). Services will be drawn from an hourly contingent.
