Project overview
For a large residential construction project in Kirchheim near Munich, we are looking for an experienced freelance HVAC site manager (m/f/d) as the executing company in the field of heating, sanitary, and ventilation.
The construction project involves the new construction of a residential complex with a total of 101 residential units, ten houses, and an underground car park with 161 parking spaces. Execution will take place in two construction phases.
Our scope of services includes heating, sanitary, and ventilation installations, including district heating distribution, apartment stations, underfloor heating, radiators, drinking water and wastewater installations, installation registers, sanitary facilities, and various ventilation systems.
Responsibilities
Independent coordination and supervision of HVAC assembly work on the construction site
Technical guidance and coordination of our fitters and subcontractors
Ensuring professional execution in accordance with the bill of quantities, execution plans, and technical regulations
Coordination with local site management, MEP planners, and other trades
Participation in site meetings
Monitoring of construction progress and agreed deadlines
Material requirements planning and coordination of material provision
Quality control and early identification of technical problems
Site documentation and defect management
Support with measurements, change orders, and invoicing
Preparation and supervision of pressure tests, commissioning, and acceptances
Requirements
Several years of professional experience as a site manager or technical site manager in the HVAC/SHK sector
Sound practical knowledge of heating, sanitary, and ventilation installation
Experience with large residential construction projects
Confident handling of execution plans and bills of quantities
Knowledge of VOB (Vergabe- und Vertragsordnung für Bauleistungen) and relevant DIN standards
Experience in coordinating assembly teams and subcontractors
Independent, structured, and reliable way of working
Good German language skills, both written and spoken
Willingness for regular presence on the construction site
